Canada's population is aging quickly. Statistics Canada (2024) forecasts, "By 2030, seniors could represent 21.4% to 23.4% of the total population." More homeowners aged 65+ will be entering downsizing, retirement, or estate transition phases, making it an important market in Canada.
Supporting senior clients can mean navigating more than a transaction. REALTORS® may need to manage family dynamics, communicate effectively with aging clients, understand their accessibility needs and recognize the emotions that come with leaving a long-time home.
The Canadian Certified Seniors Representative (CCSR) certification helps REALTORS® build the expertise required to guide senior and aging clients through housing decisions with strategies tailored to each client’s unique needs. Through CCSR, REALTORS® can build the skills and credibility to be trusted advisors for senior clients and their families.
Designed by Canadians for REALTORS® in Canada, CCSR is a specialized certification awarded to REALTORS® who complete all seven eLearning modules, successfully pass the online assessment and actively participate in the virtual, instructor-led session.
Please note:
- Once awarded the Canadian Certified Seniors Representative (CCSR), you are required to maintain your credential by paying a $50 maintenance fee every two years (defined as the certification term).
- To receive course credit toward any designation or certification, you must attend the entire course. For virtual instructor-led sessions, you are required to actively participate and have your audio and video turned on throughout the session.

Module 1: Canada’s Aging Population and Generational Perspectives

Learning objectives
By the end of this module, you’ll be able to:
- identify key demographic trends contributing to Canada’s aging population;
- recognize common terminology used to describe seniors;
- analyze the economic factors influencing housing choices and market trends for Canada’s aging population;
- understand the different generational attitudes and preferences toward homeownership and real estate influence transactions involving seniors and their families; and
- understand how cultural diversity within the senior population can influence a client’s decision-making processes, expectations, and housing preferences.
Module 2: Emotional Support and Scam Prevention

- support senior clients through common fears and worries impacting their housing decisions;
- apply practical strategies to deal with conflict amongst a senior’s support network (family and friends);
- enhance your toolkit with relevant programs and services to present to seniors; and
- recognize common types of scams, including those involving real estate, that target Canadian seniors and implement best practices for safeguarding your clients.
Module 3: Accessibility Features, Design and Technology

This module helps REALTORS® identify accessibility features, universal design principles, and smart technology to support aging in place, and to identify suitable home features for senior clients looking for a property.
Learning objectives
By the end of this module, you’ll be able to:
- recognize common physical, sensory, and cognitive changes associated with aging and how they might influence a senior’s decisions and preferences;
- look for features in a home that support safety, accessibility, and aging in place suitability and communicate those with clients; and
- use communication and client service strategies that respect the dignity, autonomy, and health realities of seniors.

- suggest home management strategies for clients who want to age in place that preserve their home and lifestyle; and
- guide clients to federal and provincial and/or territorial programs that offer financial assistance for home modifications and accessibility improvements for seniors.

Module 6: Financial and Tax Essentials

This module is designed to equip learners with an understanding of the financial and tax considerations that influence real estate decisions for seniors.
Learning objectives
By the end of this module, you’ll be able to:
- identify the main sources of retirement income available to Canadian seniors, including programs such as Old Age Security (OAS), the Canada Pension Plan (CPP), and the Guaranteed Income Supplement (GIS);
- describe the role of personal savings vehicles, such as RRSPs, RRIFs, and pension plans in retirement income planning;
- understand how home equity can be used as a financial resource in retirement and communicate why this strategy is becoming more common among seniors; and
- understand key tax implications that may affect seniors during retirement, and at death for their heirs or beneficiaries.
Module 7: Legal Considerations and the REALTOR® Code

By the end of this module, you’ll be able to:
- recognize key estate planning documents and understand their role in property transactions;
- identify legal roles such as executor, attorney under power of attorney, and administrator, and know when to confirm their authority;
- distinguish between types of property and assets commonly involved in estate-related sales;
- understand how different ownership structures affect the ability to transfer or sell property;
- recognize the impact of probate and other legal processes on real estate timelines;
- describe how financial or tax strategies may influence a client’s decision to sell and know when to refer to appropriate professionals; and
- apply relevant articles of the REALTOR® Code to ensure ethical and professional conduct.
Online eLearning Assessment

You’ll gain access to the eLearning assessment after successfully completing the seven Canadian Certified Seniors Representative (CCSR) modules. You must successfully pass the assessment in order to attend the virtual instructor-led session and earn your certification.
The assessment consists of 70 multiple choice questions covering material from all seven modules. You must score at least 70% to pass.
To prepare for the assessment, we recommend reviewing the knowledge check questions from all seven eLearning modules and the CCSR workbook (provided in module 1) for important facts, terminology, checklists, and key takeaways.

To earn the Canadian Certified Seniors Representative (CCSR) certification, you must attend and actively participate in a virtual instructor-led session delivered on Zoom. Once you’ve passed the online eLearning assessment, registration for the virtual component of the course will be available through your certification learning path. You’ll receive an email notification confirming that you’re eligible to register for the virtual instructor-led sessions.
The CCSR instructor-led session equips participants with insights, messaging strategies, and practical tools to effectively engage senior clients and grow their business in the senior market. Through collaborative discussions and activities with their peers, participants will share real-world experiences, expand their professional network, and learn how to confidently market themselves as a Canadian Certified Seniors Representative.

By the end of this virtual session, you’ll be able to:
- describe the opportunities within the senior client market and factors influencing their real estate decisions;
- identify what seniors value most in messaging and service delivery from REALTORS®;
- recognize key insights about senior clientele based on Canadian data that inform suggested communication and service approaches;
- develop and deliver a clear, compelling value proposition and elevator pitch tailored to senior clients;
- use both digital and traditional marketing strategies that resonate with senior clients to reach, engage, and build relationships with them; and
- work collaboratively to design and plan events and initiatives that support business growth and strengthen community connections with seniors.

Promote Your Certification
Upon completing earning the Canadian Certified Seniors Representative (CCSR) certification, participants will be permitted to advertise the CCSR initials next to their names, access their official CCSR certificate and digital badge, and promote their certification status on their REALTOR.ca profile, social media channels, and websites.
REALTORS® licensed in Québec are not permitted to use specialist titles, like CCSR, unless they’re granted permission by the provincial regulator, the Organisme d'autoréglementation du courtage immobilier du Québec (OACIQ).

How to Earn & Maintain Your CCSR Certificate
Earn Your CCSR Certificate
To earn the Canadian Certified Seniors Representative (CCSR) certification, you must meet the following requirements:

| Complete a four hours and 30 minutes virtual session. | You must attend and actively participate in a virtual instructor-led session. The virtual instructor-led sessions are four hours and 30 minutes. You are required to attend the full virtual session and have working video and audio to receive course credit towards the certification. |
| Maintain your membership with the Canadian Real Estate Association (CREA). | You must be a member of CREA to receive and maintain your CCSR Certification. If you are no longer a member of CREA, you are no longer permitted to advertise your CCSR Certification. |
Maintain Your CCSR Certificate
To maintain the Canadian Certified Seniors Representative (CCSR) certification, you must meet the following requirements:

| Pay a $50 CAD bi-annual renewal fee. | To maintain your credential, a renewal fee of $50 is required. The payment must be submitted by midnight (eastern time) on the expiration date of your two-year term. You will not be able to submit your renewal fee prior to 90 days of the expiration date. Email notifications will be sent leading up to the expiration date with information on how to submit your renewal fee. |
| Maintain Your CREA Membership. | You must be a member of CREA to receive and maintain your CCSR Certification. If you are no longer a member of CREA, you are no longer permitted to advertise your CCSR Certification. |
Two-year period (certification term)
The two-year period begins on the date the certification is issued to you by CREA and expires exactly two years after that date. CREA will send email reminders about submitting the $50 renewal fee to maintain your CCSR certification.

Is there a time limit for earning the CCSR certification?
There is no time limit to complete the certification. However, once enrolled, we strongly recommend completing the program promptly to support retention of the course material, successfully pass the online eLearning assessment, and participate fully in the virtual instructor-led session.

Can I take the eLearning modules or virtual sessions individually and/or out of order?
No. The CCSR certification is delivered as a structured program and must be completed in sequence.
All seven eLearning modules and the eLearning assessment must be completed first. Only after these requirements are successfully met will you be eligible to enrol in a virtual instructor-led session, which is mandatory to earn the certification.

How do I prepare for the eLearning assessment?

What if I don’t pass the eLearning assessment? What is the retake policy?
Participants who do not pass the initial assessment will have two additional opportunities to retake a similar assessment. There are three attempts in total. If a participant is unsuccessful after three attempts, they must contact learning@CREA.ca for further guidance.

What if my computer crashes during my assessment?
For unusual circumstances, please email learning@CREA.ca. To help avoid technical challenges, ensure your internet connection is reliable, your computer is charged, and you have two hours of uninterrupted time to complete the assessment before you begin.

How do I transfer my enrolment to another virtual session?
To transfer your enrolment to another virtual session, please review the available dates on the CCSR page and send your preferred date and time to learning@CREA.ca.

Can I receive a refund or partial refund if I do not complete the full certification?
Once enrolled, the CCSR certification learning plan is not refundable.
We encourage participants to review the certification requirements and time commitment before enrolling.

Yes. The virtual instructor-led session has a maximum of 42 participants to ensure everyone has the opportunity to participate.
